Chip Seal Roads:
In January 2013, the membership approved by majority vote to chip seal the existing gravel roads. The work was completed late June of 2013 and all roads within the subdivision are now chip sealed. To keep the roads in good condition a chip seal lift is required every 4-5 years which were completed in 2016, 2019 and 2022.
A "lift" Is a covering of petroleum emulsion 'really thick heated oil rock binder' mixture applied 'hydraulically sprayed' onto the road surface; and then, the sprayed-on emulsion is covered with specially dimensioned crushed/processed 1/2" washed/clean rocks 'chips'. The emulsion/chips are then compacted with pneumatic rollers to blend/bind both together creating an amalgamated layer similar to a new 'rug' covering the older road layer. This new layer seals the old layer's cracks and adds a new layer to the road surface that will wear away with time and have to be reapplied periodically.
A chip seal lift is not the same as an "asphalt layer" which is a cement-hard surface structure but yet is brittle and will crack and disintegrate over time. It is also 2-5 times more expensive than chip seal lifts.

With our roads being private the Association/Membership is responsible for any maintenance or repairs to the roads. Therefore, roughly 80% of the Homeowners Dues are spent on our private roads. Weeds:
Every Spring, those weeds, which have grown along the roadside, are sprayed to prevent any potential road damage caused from the weed growth. For more information about the Roadside edge Grass/Weed management please click here.

Snow Plow:
